What Extra Costs No One Can Anticipate in Home Buying

When you are trying to estimate your closing costs, there are some fees that, no matter how good the Lender is, they cannot anticipate.  

Be sure to try to anticipate any of these when writing your offers and discuss it with your Realtor.  Nobody likes surprises.  Some of the common ones are:

Oil/Propane Gas remaining in the tank(s)

Water Bill

Sewer Usage Fee

Fire District Fee

Condo Fee

 

If the seller had paid these already, they may want you to be reimbursed them within the closing costs.  If you’re having the seller pay your closing costs, it’s to your advantage to try to approximate these fees in the negotiations.

 

Also, to make YOU are aware, the cost of the Home Inspection is never included in the Good Faith Estimate, as inspections are not required.  They aren't required, but you ALWAYS want to have one, no matter how new the home is.
