Should I Use a Realtor to Buy/Sell My Home?

Some people believe they can save some money by selling their home themselves and not using a Realtor.  This is a false belief.

When you decide to sell your home yourself, a lot of things can happen.  Realtors have access to a database to see how much other homes comparable to yours have recently sold.  This allows them to price the home accordingly.  If you decide to sell your home by yourself, your home may be incorrectly priced and may sit on the market for months or even longer.

The second reason is that your Realtor can help you negotiate offers better, so you get every value in each last dollar.  Without a Realtor, you could end up buying a home for a lot more than it is really worth.  It is also smart, because if there are any documents that you need, like permits or addendums, your Realtor is very well versed in this business to take care of this for you.

Years ago, when documentation was a lot more relaxed, you could get by without using a Realtor, but in today's age, not only do they make the process less stressful for you, they also add value and knowledge to make sure you get everything you are paying for. You wouldn't buy a home without an attorney or a lender, right?  I would suggest the same for the Realtor.

What are your thoughts?  Did you use a Realtor to buy or sell your home?
