Tenants

Can you sell your property if you have tenants?  Do tenants kill the sale?

I get asked these questions often.  My first response is to determine if we are talking about a single family or a multi-family.  I also ask some questions about the tenant such as does the tenant take good care of the property and do they pay their rent?

You should do the following when working with a tenant:

1)      Have a cordial relationship with your tenant.

2)      Talk to the tenant prior to putting the property up for sale.  Let them know that you are thinking about selling the property.

3)      Give the tenant first opportunity to purchase the property.

4)      Have your Realtor assist the tenant in finding a new place.

5)      Ask the tenant what repairs  are needed.  They will tell any prospective buyers.

6)      Make sure that you give tenants 48 hours for showings.

The bottom line, tenants can make or break the sale.  Do your best to keep them on your side.
