The Basement

The most important area of the home is the basement.  This space tells everything about the home.  In the basement you can see the construction, if water is coming into the basement, the furnace, the electrical box and any other mechanical equipment that the home uses.  Interested buyers may spend as much time is the basement as the first view of the home.

 

The red flags that arise are due to the clutter or the odor.  The clutter stops the buyer really investigating everything.  It is important to organize your belongings.  Some people actually rent a storage unit for some of their valuables.  When the basement is full, buyers get concerned on how the Seller will be able to remove everything prior to closing.  There are instances that the clutter obstructs areas of issue only to have it come out during the home inspection.

If the clutter does not kill the deal, then the odor will.  Some people put a plate under the filter for the furnace.  Oil has a pungent smell and Buyers get concerned.  If there is any oil on the floor, use kitty litter.  This often absorbs the smell.  If you have a stronger smell, go to a plumbing store for products that absorbs stronger smells.

Please consider putting air fresheners and a dehumidifier in the basement.  This resolves many issues that can be found in a basement.
